Q. What are the important criteria used to qualify for renting a home?
A. Each homeowner may have a somewhat different standard for tenant selection. Generally, owners consider the following factors:
- Satisfactory credit history
- Monthly income about two and a half times the monthly rental amount
- No outstanding judgments
- No past rental evictions
- Established history of credit since a past bankruptcy
- Employment verification
- Present and former landlord references
All properties are offered subject to the Federal Fair Housing Act which makes it illegal to advertise any preference, limitation, or discrimination based on race, color, religion, sex, country of national origin, handicap, or familial status.

Q. How much does it cost to use our services? A. There is no charge to use our Rental Home Search Engine to find your next rental property. However, we do charge a $99 retainer fee, due up front, to show and negotiate on your behalf once we have assisted you in locating the perfect rental home. Contact our team, answer a few simple questions, and we will gladly help find the perfect rental and schedule a convenient time so you can view them. Once you have decided on which home you like, then the application process will start. Each application process is different, including the cost of the application (which can vary from $25 to $50), because each home is managed and owned by different individuals. Q. How much does it cost to move into a rental home? A. The cost will vary based on the specific home you choose. Usually the First Months Rent, Pro Rated Rent if you are not moving in on the very first day of the month, and a Security Deposit (no more than 1.5x the monthly rent) is required to move in. Sometimes there are Cleaning Deposits, Pet Deposits, and they all have a Rental Application Fee. Since these all vary based on the property, just ask and will give you the specifics for each property you like. --------------------------------------------------------------------------------
Q. The home is available for rent now but we will not be able to rent for three months. Will the owner hold the home until we need it if we pay a deposit? A. Unfortunatley No, not with just a deposit. Owners may be willing to hold a home for about 3 to 4 weeks at a maximum. Q. We will not be moving for a few months, so how can I learn what homes will be available in the future? A. Tenants are required to give a 30-day notice of their intentions to move, so we seldom know beyond 30 days which specific homes are going to be available for rent. However, we have access to thousands of homes for rent - so there are plenty of options. These homes are updated on our website on a daily basis, so you may want to bookmark our site and visit often as the time gets closer for you to select a rental home. Or you can request to have your own Dream Home Finder created for you - a customized website were rentals that fit your exact criteria are displayed and updated two times a day.

Q. There are some homes that I want to see, how do I arrange to see them? A. Many homes are occupied and appointments will be needed to see the inside of the property. You may drive by the property however, the current occupant is advised not to allow any prospective tenant access to their home without an appointment being made by our leasing staff. Our leasing staff is available 6 days a week to accommodate you. We can also schedule several homes to be seen at the same time. Just give us a call, we will be glad to help.
